Land Procurement – Great American Capital has the ability to identify, evaluate, and purchase land which has unique development potential. Our financial strength gives us the ability to act quickly when the right opportunities arise because our lending relationships are extremely strong.

Site Design – Great American Capital has compiled a strong design team which consists of outside architects and engineers who work hands-on with our highly experienced principals. The design for each site is massaged until we have fully captured the highest and best use and potential of the property, while never relinquishing our commitment to style, form and function.

Construction – We typically retain the services of a general contractor to execute the construction of our projects. Each job is meticulously bid and construction documents secured. We are actively involved on a daily basis with the general contractor and every attention is given to detail, safety, schedules and quality.

Leasing – Great American Capital has dedicated in-house leasing agents responsible for pre-leasing the majority of our development space. Repeat tenants from completed job sites are often waiting in the wings for these new projects to come on-line. New tenants are secured during the shell construction so that tenant improvements can begin immediately thereafter.

Property Management – Due to our commitment to quality, GAC maintains a higher than average occupancy rate in all of its centers. Tenant turnover is much lower than in competing properties throughout Nevada, Arizona, and Southern California.
